Best commercial vacuum options for multiple floor types (with some sort of power head)

Just within the last few months I've been cleaning a fairly large dealership. They are currently remodeling the place to add a larger waiting room and sales area. I'm having trouble coming up with decent options for this type of layout. I have used mostly an Oreck Commercial U2000R-1 which the guy before me badly neglected. The problem I have with the Oreck is I don't believe it does well on any floor surface in the place. on the tile floor, to the hardwood floors, the area rugs. The brush roller and performance is subpar. I did however try and use a Miele quickstep with the SEB 236 and that does well but not practical. I also have started using a Riccar R10S which the brush roller on that is nice and does well on the area rugs and decent on the floors. I was thinking about a backpack vacuum? What I'm struggling with is the lack of a decent powerhead or easy of use in switching from powerhead to tools. My thought was strap a Miele C3 to my back but I'm just now sure how that would hold up, and the smallish bags? So I opening this question to the community. Are there any options I haven't considered and I want to hear a lot of input. Any thought would be appreciated.
 
How about the sebo x5. It's a great vacuum and you can buy a soft roller brush for the hard floor and it has a 15 inch cleaning with. I have a couple of sebo and love all but the fielx is my favorite.
 
Why not try a Numatic/Nacecare Henry canister? The Nacecare company in Canada marries a large British Henry commercial vac with a Sebo power nozzle which can be shut off for cleaning bare floors. This unique Henry with powernozzle is model NVH 380. I think Nacecare is located in Mississauga, Ontario - just outside of Toronto. But they sell and ship to the USA too.

You say the Oreck is not performing well, but was badly neglected by the previous guy. Is it functionally not working? Does it need a new brush roller or belt? It should perform well on low pile area rugs and hard floors.

Do you do above floor cleaning at the dealership or just floors with the vacuum?

Yeah the NVH 380 would be a good choice for a canister style vac. It comes with the Sebo et-1 nozzle which is about 12"

You can also get a proteam backpack with a power nozzle, wessel werk 340, or if you buy the right model you can add one one.

Speaking of proteam their 1200xp or 1500xp uprights being dual motor machines work decently on hard floors
 
I gave the oreck a tune up

Yeah I gave the Oreck a new brush roller, new belt, washed the outer bag checked for clogs and the whole 9 yards. It's better than it was just not great and the fact that I have found myself in the need to vacuum off the windows of bugs and other areas I would need a hose.
 
As far as the NVH 380 goes that's pretty neat!

Its neat but dragging that around that place hmm that would be trouble around some of the showroom cars. That's why I was hoping for a upright with a hose or a backpack. There aren't too many uprights that do well on floors that are also great for commercial use?
 
As far as backpacks go Proteam or Powrfilte?

I hear a lot about these two, i like the harness on the powrfilte. But again I would almost need two vacuums one for the hard surfaces and above floor cleaning. Then use the oreck for all the carpeted areas but using two vacuums isn't desired. Any feedback or reliability
 
Well, if you want a great upright that can also clean bare floors, go for a Miele U1 Dynamic Cat and Dog. Consumer Reports has given this model top marks for carpet cleaning and bare floor cleaning, and it has a 40 foot cord, plus on board tools. Not sure how its fancy brush roll will hold up to “walk in” dirt and sand and gravel....though Miele is a pretty reliable product.

You could also try a Hoover Commercial Taskvac bagged upright, but its brush does not shut off to clean bare floors so you’d have to attach a wand and bare floor brush to it’s hose for that kind of cleaning.
 
Actually, Aerus offers a two-motor commercial upright that would be perfect for your needs...it has a switch to turn off the brushroll and an optional toolkit for above the floor cleaning. It’s called the Lux Commercial upright and features a 35 foot commercial grade cord. That’s probably your best choice.
 
Yes,its a big canister vacuum-but how bout the NSS M1 Pig?You can get MANY types of floor nozzles for this machine and they screw onto the wand-no air leakage or tools falling off.The machine stays on the floor-no lugging it around on your back.Another option is a commercial central system.That could be the best of both worlds.You can get a "Pig" with a powernozzle outlet.Also the Pig could be used for high up cleaning above the floor.You can get wands up to 30ft long-lightweight plastic.The NSS website shows this being demoed in a school.Would think that would work at a car dealer.
 
But I think he needs an upright that allows you to shut off the brush roll to clean bare floors with the flip of a switch. I don’t think the Lindhaus can do that...the website does not mention a brushroll shut off switch. Does Lindhaus make an upright that has that feature?
 
I would go for a backpack

I would definitely suggest a backpack over an upright, when it comes to hose cleaning, uprights are simply not practical. If you use a backpack, you can use a power nozzle to handle the carpets and other tools for above the floor cleaning. Here is a kit that will allow you to use a power nozzle with just about every backpack vacuum. It includes a power nozzle and the hose uses a plastiflex hose end so you could use just about any central vacuum power nozzle as well.

This does have a two position switch for bare floors and carpets. Plus, it also shuts the brushroll off in upright position. This is found on any of their two motor uprights like the Diamante, Valzer, Healthcare Pro, etc. I work at an authorized Lindhaus dealer, I know their stuff.
 
nacecare and powr-flite

That Nacecare machine looks awesome, I'm guessing it's a Numatic Henry on steroids, I don't think they sell it directly on their site though, you would have to contact a distributor.
The powr-flite backpacks are good, but there is one design flaw in my opinion. Most backpacks have a short pig tail cord attached and you connect an extension cord of 25 feet or 50 feet or whatever you need. Unless it has changed, the powr-flite backpacks have the 50 foot cord hard wired in to the machine. I have no idea what they were thinking when they decided to do that, but that decision is down right silly.
The backpacks I would suggest are the Sanitaire 535A, this backpack is very quiet and very powerful, it's also very comfortable to wear. Another one I would look at is the Mosquito construction model, the advantage of the construction model as opposed to the regular one is that it uses a two stage motor.
Again, I would not suggest an upright, but if you insist on that, I would suggest the Sebo Felix. It's the only upright I know of that allows you to remove the power head and attach a hard floor brush. This will clean hard floors much better than just turning the brush roll off. For above the floor cleaning, a canister vac, whether a backpack, pull around canister or central vacuum will work much better than any upright. That's why I love canister cleaners so much more than uprights, they will clean carpets as well as an upright with an electric power nozzle, but are much more flexible for hard floor and above the floor cleaning.
