Also as an addendum to that - when you have a carpet that is that filthy, you need to go over it with an orbital scrubber to agitate the fibers and loosen the dirt, like an Oreck. Commercial cleaning companies also pretreat the carpet beforehand with a pump sprayer and various solutions.

It's not about just having a commercial machine, you have to know the procedure as well.

This young guy is a real pro and cares about the carpets and jobs he does, he has a good technique.

 
for extra soiled rug, I spray the solution on the carpet, and use a soft brush on a oreck orbital machine or a crb. then extract with plain hot water... the extra dwell time and extra scubbing really works the solution in too break up the soil and it's easier on you..
 
If I was there I'd scrub that carpet with my old Electrolux B8 shampooer (with hi-traffic pre-treatment & foam shampoo) then go over that area with the Thermax (using water only or water & vinegar & preferably with the Vibrating Brush wand) maybe that carpet would look like new
